VREAsta for AI apps
This address connects an AI app to a VREAsta account. Parcel search stays on https://vreasta.com.
Account
A VREAsta account is required. Sign in on the product site and choose a workspace. A free trial can search there and can connect an app here. Premium actions follow the same plan, payment, and suspension rules as the website. A suspended workspace cannot connect.
Connect
Paste this address into the app:
https://mcp-h3cbupssiq-uc.a.run.app/mcp
- Open the app's custom connector.
- Paste the address above.
- Sign in with your VREAsta account and choose the workspace.
What the connection can do
- Add parcel to deal Save a parcel to an existing deal or create a new deal for it. Send a client-generated id on new_deal. Sending that id again returns the same deal.
- Add party from parcel Create a party from a parcel owner, or link an existing party to the parcel. A repeated new_party_id returns the same party.
- Adjacent parcels List parcels in the same state whose lot touches this lot, including a shared corner. A stacked unit or a same-footprint row is not adjacent. The page has at most 50 parcels.
- Attach a document Put one file in a deal data room. Send the file as base64. request_extraction asks the app to read the file. Each call stores a new document.
- Deal card Read one deal in this workspace that you can see. Returns the name, the phase, header notes, up to 20 parcels, up to 20 parties, the purchase price, and the model headline numbers, plus a link that opens the deal. A missing deal is not found. This does not change a deal and does not include a map image.
- Deal summary Read one deal in this workspace that you can see. Returns the name, the phase, a link, and a short address when the deal already has one. A missing deal is not found. This does not change a deal.
- Export a search Export one stored search page as CSV or GeoJSON. The page is at most 50 parcels. Pass next_cursor to search_parcels for the next page, then export that page. This does not build a file of every match.
- Get a parcel Read one parcel by its id and two-digit state FIPS. The state keeps the read on that state's drawer. Set include_geometry when you need the lot shape.
- List deals List deals in this workspace that you can see. Each page has at most 50 deals, with the name, the phase, and a link. This does not change a deal.
- List workspaces List the workspaces this account belongs to and which one this connection uses. switch_workspace changes it. The next tool call uses the new workspace.
- Match a property Find parcels for a street address or a parcel number. A listing link is searched when the street address is in the link. A link without the street asks for the address and the page is not opened. A place uses resolve_location. An owner name uses get_owner_portfolio. A description is not searched.
- Owner portfolio List parcels whose owner name equals the name you give. John Smith matches John Smith and does not match John Smithson. Add a place when you want one city, county, or ZIP. For a partial name, use search_parcels.
- Parcel card Read one parcel in one state. Returns the address, mailing line, owner, land and building headlines, value, and up to five transfers, mortgages, liens, and foreclosures, plus a link that opens the parcel. A missing parcel is not found. This does not include a lot shape.
- Parcel connections Show which deals and parties in the workspace already reference a parcel, and what you may do with it.
- Read a place census Read census figures for one city or ZIP. If the name matches more than one city or ZIP, the hits come back and no census row is read. Ask which place, then call again with the city and state or the ZIP. Map access is not required.
- Resolve a place Turn a city, county, state, region, or ZIP into the places that match. Use this when a name could be more than one place, then pass the chosen place to search_parcels.
- Search parcels Search US parcels in the connected workspace. Pass the person's sentence in request. A sentence the Find plans do not cover is translated the same way as the website. Filters added beside that sentence are not the search. Give a place (city and state, county, ZIP) or a drawn area, optional asset classes, value, acreage, or year ranges, and optional owner, address, or parcel-id text. Returns up to 50 matches per page with a total count. Report that count. Do not replace it with a web listing. A side of a road or the coast, such as the ocean side of PCH, is a city or a map area along that stretch. Search the parcels there. Pass refinements for a scenario the server can prove. owner_out_of_state keeps a two-letter mailing state that differs from the property state. A blank mailing state does not qualify. owner_mailing_unknown keeps a missing or unknown mailing state. owner_occupied is not that filter. A full refined page lists every row and its mailing state, without market value or a map point. Publishing fewer rows than that count is wrong. Do not rank a shorter set. Do not open parcel cards to rebuild the list. Commercial property that is not vacant land uses asset classes commercial and industrial and min_building_sqft of 1. Same owner for 10 or more years is held_10_years. Fifteen and twenty years are held_15_years and held_20_years. A missing sale date does not qualify. owned_by_person is a human name. owned_by_trust and owned_by_company match those words. a_home and not_a_home use the residential flag. at_least_one_acre and adu_yard are the acre and backyard screens. The first sentence of the result is the count for the filters on that call. Report it only when that sentence states a count. SEARCH_SENTENCE_REQUIRED means that call is not the answer and has no count. Call again with request set to the person's exact sentence and no extra filters. Report only the count from that later call. When Applied refinements says none and the person asked for one of those scenarios, call again with that refinement. Do not narrow the page yourself.
- Skip trace party Quote SkipTrace for one person, then start it only after that person confirms the price. Without confirm, review, or save, this returns the existing SkipTrace sentence and a rate_card_id. It does not start a run and it does not return phone numbers. The sentence is a percent of Premium Usage or On-Demand dollars. To start, call again with confirm true and that same rate_card_id after the user agrees. The run is asynchronous. When it can be finished, call again with review true. review lists phones, emails, and addresses that were found. It does not save them. save true with result_id writes that one result onto the party after the user chooses it. If the price changed, call again without confirm. party_id is a person in this workspace.
- Submit underwriting Save structured underwriting on a deal you can update. Send deal_id and the extraction envelope: components, actuals, pro forma, and the other fields that envelope already allows. The server checks that envelope before it writes. Each call stores a new result and applies it again. This call is not idempotent. It does not read a file and it does not call a model. Rows the apply path already leaves in place stay in place, and those skips come back in the result.
- Switch workspace Use another workspace this account belongs to. The next tool call uses it. A workspace that is not on the account is refused.
- Update deal Change the phase or the header notes on a deal you can update. Phase is IDENTIFIED, RESEARCHING, UNDERWRITING, LOI, PSA, DUE_DILIGENCE, CLOSING, CLOSED, ON_HOLD, or DEAD. Send at least one of phase or notes. An empty notes string clears the header notes. This does not change the name, the price, guidance, parcels, or parties.
